The honest origin

Who's behind this.

I'm Jason Vega. When my family and I moved to Idaho, we bought a turnkey estate sale business — boiseestateliquidations.com. What we got was a website. That was it. No contracts, no pricing guidance, no idea how to find a client or what to do when forty people show up at 8am.

So we learned it the slow way. Over the following year we ran about 15 estate sales across the Boise area. We did the pricing, the staging, the advertising, the customer service. We managed sale-day crowds, security, and the parts nobody warns you about — what to do when a family disagrees about what's for sale, how to handle the guy who shows up at 6am, how to price a garage nobody wants to sort.

Estate sales exist because families going through major life transitions — downsizing, relocating, settling an estate — need help they can trust. That need never goes away.

Then I went back to work: loss prevention from 2016, and since 2019, running digital strategy for a national fuel network. The estate sale business went quiet in 2016 and I haven't run one since. That's the honest reason I'm not running sales today — not because it stopped working.

What I kept was everything I wished had come with that original purchase. So I built it. I build software for a living, so I built the system properly: the site, the contracts, the pricing guides, the operational checklists, the marketing playbook. The operational judgment in it came from running actual sales. The tooling, the templates, and the current market specifics I built and rebuilt as a software problem.

That's what this is. A working estate sale business, assembled by someone who ran one — sold to you as the thing I should have gotten when I bought mine.

I built this because I know it works, and I'm selling it because most markets in the country still have almost no competition. If you move on your city, you'll own it.

One documented sale

What one sale actually looked like.

A three-day sale in Nampa, Idaho — February 26 to 28, 2016. Eighty-five items catalogued, priced, staged, and sold off a single-family home. These are the real numbers off the invoice, not a composite or an illustration.

85

71%
Sold by end of day three
49%

What we pricedWhat happened
Two matched Art Deco bedroom setsEvery piece sold
Cherry wood china hutchTop single item of the sale
Dining and kitchen sets, small appliancesSold, most at or near asking
Eleven collectible porcelain figurinesNot one sold
Four hand-painted paintingsNot one sold
Eleven collectible figurines were catalogued, priced, and displayed. None of them sold. The matched bedroom furniture, priced lower, sold out completely.

That is the part worth paying attention to. Knowing what will actually move — and pricing the rest to clear rather than to flatter it — is the difference between a sale that finishes and a sale that leaves the family with a house still full of things.

Total gross on this sale was $4,115.35. That is one modest sale in one small house in February, and it is not a projection, an average, or a promise. It is one weekend that happened, documented on paper. What your sales look like will depend on your market, the estates you take, and the work you put in.

Honest fit assessment

Common questions

Things people ask before they buy.

Do I need any technical skills to run this? +
None. If you can upload a photo to Facebook and fill out a form, you can run the dashboard. The setup is handled for you. Ongoing management is designed for non-technical business owners.
How fast can I run my first sale? +
Your website is live within 48 hours. After that, your first sale depends on when you land your first client — Module 2 walks through the referral network (probate attorneys, professional fiduciaries, senior move managers, and estate-specialist realtors) and exactly how to work it. How quickly that turns into a booked estate depends on your market and how actively you work it.
What does the $39/month cover after the first 30 days? +
Hosting on Vercel, your Supabase database, and ongoing access to the training center and templates. You can cancel anytime — no contract, no cancellation fee.
What if someone else already bought my city? +
I'll let you know immediately and refund you in full. I keep a city registry and won't knowingly sell the same territory twice. That's why moving fast matters.
Is this an MLM or franchise? +
No. You're buying a business system — a website, training, and templates. You operate under your own business name, not ours. There are no royalties, no percentage of your revenue, no recruiting, and no franchise fees. The optional $39/month covers hosting and software access only — it is not a royalty and it is not tied to what you earn. You own your business completely.
Can I see the website before I buy? +
Yes — click the View live demo link at the top of this page. You'll see the public sale listings, a full sale detail page, and the owner dashboard — no contact required.
How do I get the 8 templates? +
As soon as your purchase is confirmed, all 8 templates are available in your owner dashboard under Templates — six Word documents and two Excel spreadsheets, ready to download anytime. They're fully editable: swap in your company name, logo, and contact info. They're written in plain language and cover the most common situations you'll encounter — a professional starting point, not a blank page. Before you use the Client Contract with your first client, have a licensed attorney in your state look it over. Estate sale and contract law varies by state, and that review is worth the hour it takes.
